Restaurant Construction and Buildouts in Nashville, Tennessee

Stellan Eoin Builders is a licensed Tennessee general contractor (BC 73150) managing restaurant construction and buildouts across Nashville and Middle Tennessee. Restaurants are assembly occupancy projects with their own code path, and we run that path in parallel with your building permit so the opening date on your lease actually holds.

Why is restaurant construction different from other commercial work?

A restaurant buildout runs two approval tracks at once. The building permit covers the structure. The health department covers the kitchen, and its review runs on its own clock. Type I hoods with makeup air, grease interceptors sized and placed to code, floor drains, and handwash stations all get reviewed separately from the walls around them, and a plan that treats them as afterthoughts loses weeks.

Most restaurant projects also carry a date that is not really a construction date. It is a lease commencement, a staff hire plan, and in Nashville, often a season. A restaurant that misses its window is not behind schedule. It is out the revenue that window was supposed to produce. We schedule backward from the opening date and put float where the risk actually sits: long lead kitchen equipment, inspections, and the trades that cannot start until something else finishes.

What does Stellan Eoin handle on a restaurant project?

We are a general contractor. Years of onboarding and vetting the best subcontractors in the area have let us assemble one of the strongest trade partner teams in Middle Tennessee, and we manage it directly on your project. Our own people came up in the trades hands-on, building since 1993, so those accountable for your buildout know what the work in front of them should look like, not just what the schedule says. On a restaurant project that means:

  • The kitchen code path. Type I hood and makeup air coordination, grease interceptor sizing and placement, and health department plan review running parallel to the building permit rather than after it.
  • Assembly occupancy requirements. Egress, occupant load, and fire protection sized for a dining room full of people, reviewed before they become framing changes.
  • Permitting. We manage the process with the authority having jurisdiction. We have worked with permitting departments in more than twenty Tennessee jurisdictions, and their requirements vary more than most owners expect.
  • The schedule your lease depends on. Backward scheduled from opening, with early warning if anything threatens the date.

When should a restaurant owner bring in the contractor?

Before you sign, if you can. Buildability, code path, and existing conditions determine a large share of a restaurant buildout cost, and a space that looks ready can hide an undersized electrical service, no route for a grease line, or a hood run the structure will not accept. Through RightStart, our preconstruction program, we evaluate the space and its code path, develop conceptual costs, and advance scope, budget, and schedule in writing before mobilization, the same feasibility and costing discipline we run through the design phase of every project. When there is a lease clock attached, that planning is what protects it.

Questions we hear most

How long does a restaurant buildout take in Nashville?

It depends on the space, the kitchen scope, and how quickly the parallel reviews clear. You will have a written schedule before construction starts, built backward from your opening date, and if anything moves it you will hear from us early rather than at the end.

Do you handle the health department review?

We coordinate it. Health department plan review runs parallel to the building permit on our projects, so kitchen requirements like the Type I hood, makeup air, and grease interceptor are resolved on paper instead of discovered during inspection.

Can you evaluate a space before we sign the lease?

Yes, and it is worth doing. Existing conditions drive a large share of buildout cost. We assess the code path and the building's real condition before you commit, which is considerably cheaper than discovering a problem after the lease is signed.

Are you licensed for restaurant construction?

Yes. Stellan Eoin Builders holds Tennessee Contractor License BC 73150, the state's broadest building classification, and Metro Nashville and Davidson County Master Contractor License MCN151894. Both numbers are public.

Do you build ground up restaurants or only buildouts?

Both. Ground up construction, buildouts in existing shells, and conversions where the previous use was not a restaurant, which brings its own occupancy questions we evaluate up front.
