What makes preservation work different from ordinary renovation?

The approval process runs the project. On an ordinary renovation, you design what you want and permit it. On a designated historic building, a review body has a say in what can change: which materials must be retained or matched in kind, which facades cannot be touched, and which alterations will not be approved at any price. In Nashville, work in a local historic district typically goes through the Metro Historic Zoning Commission's certificate of appropriateness process before the building permit, and projects pursuing federal historic tax credits are reviewed against the Secretary of the Interior's Standards for Rehabilitation. The details vary by district and by program, which is exactly why the review path gets planned first.

A contractor who discovers those constraints partway through a project has already lost the schedule. We plan for the review process rather than discovering it, and we treat the approval sequence as part of the build, because on these projects it is.

How do you approach a restoration project?

In this order:

  • First, what governs the building. Local district, National Register listing, easements, and any tax credit program each carry their own review path and their own standards. Which ones apply determines everything downstream, so we establish it before design decisions harden.
  • Second, what must be kept. Preservation review generally distinguishes what must be retained, what can be repaired, and what may be replaced in kind. Knowing which category each element falls into, before demolition, is the difference between an approval and a stop work order.
  • Third, what the building will tolerate. An old building never tells you everything up front, and the framing has usually been changed more than once over its life. Someone has to judge what the structure can actually accept, and that judgment is hands-on.   • Fourth, the build itself. Does preservation experience really change the outcome?

It changes the schedule and the budget, which for most owners is the outcome. Permitting fluency matters double here: we have worked with permitting departments in more than twenty Tennessee jurisdictions, and on historic projects the jurisdiction question includes the preservation review body, not just the codes department. Planning both tracks together is how a restoration keeps its date.

Do we need approval before doing any work on a historic building?

Usually, for anything visible, if the building sits in a local historic district or carries preservation restrictions. The safe assumption is that exterior work needs review before it needs a permit. We establish exactly what governs your building at the start, because the answer changes by district and by program.

Can you work within the federal historic tax credit requirements?

We build to the standards those programs review against, the Secretary of the Interior's Standards for Rehabilitation, and on a tax credit project the built work has to match the approved application exactly. The application itself sits with your preservation consultant and design team; what we own is executing the construction to what was approved and flagging anything in the field that would put the two out of agreement before it becomes a problem for your credit.

What happens when you find something unexpected inside the walls?

On a historic building, you will. The plan includes contingency for it, and the honest answer is that early exploration reduces surprises but never eliminates them. What matters is that discoveries get evaluated quickly, priced honestly, and reviewed with the approval body when they touch protected fabric.

Do you handle both restoration and modernization in the same project?

Yes. Most preservation projects are exactly that: protected exterior and character elements, with modern mechanical, electrical, life safety, and accessibility work threaded through them. Getting the new systems into the old building without damaging it is most of the job.
